All the tenant deposit protection schemes have been quoted as saying that they place more weight on inventories and check out reports produced by an independent third party. It can sometimes be difficult to be completely unbiased if you are salaried by a letting agent and your client is the landlord.

Equally landlords carrying out their own inventories and check out reports may be over protective of their property and may not be quite as objective as an independent inventory clerk. Having studied many case histories this appears to be one of the reasons why so many disputes are found to be in favour of the tenant. It is vital that all evidence in a dispute is factual and unbiased.
